What are your office hours and availability for showing properties?

As professional property managers we work diligently to rent properties as quickly as possible, and thus make every effort to show properties promptly. We generally show properties Monday-Friday from 9AM-5PM and on weekends by appointment.

What areas of Tucson do you serve?

We serve all areas of Tucson including~ Marana, Oro Valley, Vail, Sahuarita, and Green Valley.

Where do you advertise? What is the cost of advertising? Can tenants apply and pay their rent on the website?

We advertise online on several websites automatically from our systems, which in turn posts to numerous other sites, including: Our Personal website, Realty Executives International, Craigslist, Zillow, Trulia, and many others. We also place a sign at the property, which we find generates many calls. The property is placed on the local Multiple Listing Service which also feeds to many other websites as well. The advertising costs are incorporated into our fee structure so there is no “add-on” for the marketing efforts.

Tenants can easily apply on line. Our website also allows our tenants to set up automatic rent payments and submit repair requests.

What is your tenant screening procedure?

We have worked very hard to tailor our application process which screens applicants including ciminal, credit, eviction, and rental history. All applicants age 18 and older must apply and be screened. A copy of this is available on our website and we recommend to applicants that they review it before submitting an application. We will make the final decision based on that criteria.

Can I dictate the type of tenants allowed?

We are committed to following all federal, state and local laws concerning discrimination, including Fair Housing Laws. Therefore, we not discriminate in the rental, lease, or negotiation for real property based on race, color, religion, sex, national origin, familial status or handicap.

What is your pet policy?

Pets are allowed at properties (kind and number) at the owner’s discretion.

We do not accept certain breeds due to liability restrictions.

How quickly, and at what price can you lease my property?

In a nutshell, it’s all about the price. If a property shows nicely and is priced correctly, it will rent quickly. We will assess area rental pricing, and consult with you about your desired target rental price. We can try for higher rental rates, but it will most likely result in longer marketing time.

What do I need to do to get my property ready to rent?

We will provide a checklist that will assist you in readying your property for rental status. We require that all maintenance and repairs are completed prior to tenancy. Your property will need professional cleaning of carpets, the property completely cleaned inside and out, and the yards trimmed, cleaned and maintained until tenancy. In general your property will rent faster when clean and in good repair, which also allows us to maintain that standard when a tenant vacates. We do have a separate service available to assist you with property readiness if needed.

How are maintenance and repairs handled? How am I informed?

Maintenance of our properties is a high priority. Items come to our attention from a variety of sources: tenants, move-in/move-out inspections, periodic walk-through inspections, drive-bys, etc. We work diligently to respond to these items, coordinate with our tenants and keep our owners informed of any problems or concerns with the property. Tenants can request routine repairs on our website, and may call 24/7 with emergencies. We require all of our vendors to conduct their business in a professional, prompt manner and to abide by landlord/tenant laws.

How and when do you distribute owner funds and statements?

After tenant payments are cleared we begin accounting; owner deposits are then processed and statements are posted. We use online ACH (electronic payments) to securely deposit funds into your bank account. We also send year-end statements along with 1099 forms during the month of January.
