We will accept and rent a property to the first applicant(s) who presents a complete application, and completes, meets, and/or performs all requirements, restrictions, and all parts of the rental process. Realty Executives Tucson Elite represents the owner of the property for which the applicant is applying for. Please read all information and questions carefully. It is required that the property for which you applying for is physically viewed and that you call to ask any and all questions about the application process and about the property. Applicants responsible for rent must be at least 18 years of age. Anyone who will occupy the property, age 18 and older, must apply to separate applications. Applications are processed by a professional screening company. All required applicants will be screened, including their criminal, credit, rental, employment, and eviction history. Non-refundable application fees are $50.00 per required applicant. To qualify for a rental property the applicant’s gross monthly income must be approximately 3 times the monthly rent. Employed Applicants will be required to upload 2 months’ of their most recent pay stubs and substantiate an acceptable employment history. Self-Employed, retired applicants or those who rely on an alternative means of income must provide proof of income.
Proof of citizenship may be required. Some properties will require that the Tenant provide proof of liability insurance. Call to inquire about the insurance requirements for the property for which you are applying. All properties are NON-SMOKING PROPERTIES, including any kind of tobacco or electronic cigarettes, anywhere on the interior or exterior of the property. Pets are allowed only with owner’s permission per property. Call prior to applying to inquire about the pet policy. Applicants applying with pets will be asked to upload photos of the pet.
Applying for A Rental Property:
Applicants will fill out an application with a valid United States Social Security Number, upload pay stubs OR proof of income, and government-issued United States ID. Applications will only be processed upon receipt of all requested required information. The application process is typically completed within 2-3 business days.
Upon Application Approval:
A NON-REFUNDABLE HOLDING/EARNEST MONEY FEE will be due within 48 hours of approval. A lease must be signed within 5 days of approval. All leases start on business days, Monday – Friday, excluding holidays. Keys are delivered on the lease start date, upon receipt of all required documents, information, funds, and proof of utility transfer.
Reasons That an Application May Be Declined:
CALL IF ANY OF THE FOLLOWING MAY APPLY TO YOU, PRIOR TO SUBMITTING AN APPLICATION. THE FOLLOWING ARE REASONS THAT AN APPLICATION MAY BE DECLINED: Missing information or items as required in the application, negative rental history including late rent payments, evictions, breach of lease terms, lease violations, or any criminal history such as sexual offenses, evidence of criminal activity, felonies, jail sentence served, illegal drug use and/or sales, excessive DUIs, excessively negative credit history, accounts in collection, judgments, unpaid liens, or bankruptcies that have not been discharged.
